What you want built, where, to what standard, and by when.

Plot, regulations, services and budget checked together. If the three do not meet, we say so before you spend on design.

Full design developed and signed off. Under a turnkey contract the price follows the design, so the design is fixed first.

One price covering design, approvals, construction and finishes, with the specification attached to it.

One agreement, one party accountable. You will not be arbitrating between an architect and a contractor when something goes wrong.
